Speaker 1Because I'm sure we'd piss everyone off, no matter who you're voting for. So we're at episode 11, you know, on that 1-1. So we received an email. Remember, tell us what you think, how we handle it, all the things. This is a pretty good one, I think it's. Anyway, this one we call Snitches, get stitches, just hit them with it.
Speaker 2I need to vent about something that's been driving me insane in this business. I've been wholesaling for a few years now and lately these slimy buyers. So I need to vent about something that's been driving me insane in this business. I've been wholesaling for a few years now and lately these slimy buyers are really starting to screw me over. I'm talking about the ones who agree to a price and then at the last minute pull some shady, drawn-out negotiation crap just to beat me down. They're playing games, dragging their feet, nitpicking every tiny detail, just to push me into a corner. It's like they think if they make me suffer long enough, I'll cave and drop the price. And guess what? Sometimes I have no choice and I lose my deal. Now I'm stuck going back to the sellers looking like a damn fool, trying to renegotiate deals. You think they're happy? Of course not. So not only am I losing deals, but these buyers are wrecking my relationship with sellers and it's starting to give me a bad rep.
Speaker 2I've always prided myself on running my business with honesty and transparency, but what the hell can I do when these buyers are pulling this dirty crap behind the scenes? It's infuriating and it's making me question if this business is even worth it anymore. I'm sick of playing these games, but if I don't, I'm the only one getting burned. I can't help but feel like I'm getting pushed out by these snakes and it pisses me off so infuriating. With the last buyer who calls me a deal. I called a complainant to their work. That I'm sure okay he went nuclear. I called a complainant to their work. That I'm sure will lead to them getting fired. Let's see how they like it. I can't pay my mortgage. You can't pay your mortgage. I know the real estate game isn't for the faint of heart, but I'm at my breaking point. Sign the jokes on you, joseph man.

But I really want to talk about the fact that to you I need to circle back to the real stuff because you called and got and trying to get that man fired because he found out who knows, he may have found out that there was foundation issues.

Speaker 1The Quick Closing. You know, joseph, I think that you went a little too hard. Now I'm all for getting pissed that people don't do what they say. In fact, I was talking about this to someone just yesterday and they're a funny fact. People call and ask me for advice like real advice.
Speaker 1You don't say and it's funny because I always end with well, here's what I would do. I give them the. You know this is what you should do, but here's what I would do. And so maybe we can share some of our favorite phrases. That maybe would help, Joseph, you know, to get back at people or get your point across, because I like to do that a lot.
Speaker 2For sure.
Speaker 1But I don't know that I would wreck someone's livelihood, right, I'm going to take your deposit tarnish. You know our relationship is done but you gotta just move on from that. And it does hurt because you're losing, sometimes 30 grand, right, and I've been punched in the throat, you know, and that doesn't feel good, but you know I think you went too far.
Speaker 2Absolutely. Yeah, you did.
Speaker 1So anyway. So maybe we can give Joseph some advice. Guys Like, if you're listening, maybe in the comments, drop maybe what you say. My favorite one is this. It is from Scarface, which is my favorite movie, fun fact if you cared, but I love to say, especially because I'm a woman, I love to say hey, as a man, you only have two things in this world your word and your balls, and you're not supposed to break either one.

Speaker 1Yeah, that makes people really upset, especially if a woman says it right. But, like you know, hit them where it hurts, Hurt their feelings, hurt your spirit a little bit, but damn don't take the man's job.
Speaker 2Yeah, you got to. There's a tactful ways, like you said, joan, I think there's. You break that relationship right, you move on from that person?
Speaker 2Absolutely, you do that. These are small circles. We all are in a very small, tight knit circle in real estate. And if you tell one person, hey, this guy did me dirty, no love loss, Guess what, there's a good chance that he's going to lose a lot of business because of that and you don't have to go any further than that. But you know, let's not try to get this man fired because he backed out of a deal. You know there's going to be more money coming down the pipeline and you never know he could come back and he could say something that's not true about you and possibly interfere with your business. So take the high road. I would say Don't go after the man's job, but definitely sever your relationship. Fool me once, shame on me. Fool me twice, shame on me. But yes, I would not go that far as to call the man's job.

Speaker 1So yes, fun fact, yeah, I think it's, it's really tough and so so anyway, so Joseph, too far, my guy like we're brutal but we're not even going to do that. So nonrefundable emds like you can't really control that people come back and go. Sorry, I'm not closing. People do it all the time. That's why they're non-refundable emds. Right, depending on where you're listening to this from. If we've made it out of virginia, which is fucking amazing if we have, if you're shout out, if you're not in Virginia.

Speaker 1Right, if you're in Virginia, you can make an EMD non-refundable and I'm no lawyer, okay, but technically, um, the lawyer, the title company, has the right to choose if they release it or not, if they feel comfortable. Other States, not. Every state is like that. Every state is different, you know. I just don't know what state state. All I know is Virginia, cause I stay in my lane and so, but sometimes even the attorneys here go. I don't feel you guys are arguing over the EMD because people don't even want to give their EMDs back when they default, Even they go no problem.
Speaker 1No problem, Right, and so I have some really great language I put in. But even then sometimes they fight me.
Speaker 2Oh yeah.
Speaker 1You know, and I get it, the attorney has to go. Whoa, I don't feel comfortable. You know, if it's clear cut, you think they would, but not all of them do. So I think you choose your attorneys wisely so you can at least make those EMDs really large, absolutely. But none of this you can control and you know what people are going to find.
Speaker 1Now, now that we what we call, we're still talking about right out of COVID, it's going to get harder to do real estate. People are going back to nine, to fives. This is retail and wholesaling. So, joseph although I know that's not your name because I already know you make punk ass moves because you call people's jobs. So I already know your name's not Joseph moves because you call people's jobs. So I already know your name's not joseph. But for fun, joseph. Um, you gotta just take those hits and give yourselves. You know you gotta give yourself grace and just go. All right, it fell apart, try to save it, sell it to someone else, but sometimes you just think you were getting some. Don't count your pennies in real estate.
Speaker 1The moment you start counting, pinching your pennies, like hey, I'm about to get this in. It's gone before you know. You spent it already before you got it in your head, so don't do that. You can't count on real estate.
Speaker 2And I will say to that end that's a great point. Juggler Joseph, don't put all your eggs in one basket in this game. Juggler Joseph, don't put all your eggs in one basket In this game. I know most wholesalers. I know it's not their only Avenue of income. So for one, I think it's great advice Get your large EMD down. And here's a little tip, a little trick that I learned Is if you give them the EMD size and they're like why is it so big? That's probably not your buyer. If you give them the EMD size and they're like oh, why is it so big? That's probably not your buyer. Right, like if you, if you're buying a house for 250 K and you tell them, hey, I need a 5K, 10k EMD and they're like man, why has it got to be so high? Usually I pay a thousand or two thousand. They're probably not going to close. And I've had this happen. I've done this experiment.
Speaker 1It's an exercise of psychology.
Speaker 2So you can tell by their mannerisms and the way they're communicating with you whether or not they're likely to close. So you probably got somebody that wasn't planning. They just wanted to fish it out, see if they could either wholesale the deal or either. Just you know, hey, let me just kick the tire on this thing until and back out, so yeah, that's right, jimmy.
Speaker 1I mean I have gotten a hundred percent financing on a flip and then the wholesaler go no, no, I don't know, you now. Everybody know me, everybody love me. No, but people know who I am in richmond right, because I put the time in right. I'm also wonderful, but anyway so. So I'm likeK. Are you kidding me?
Speaker 2I'm Joan Small but I do it. Yeah, you do it, especially if it's a good deal right, yeah, and you just do it.
Speaker 1And here's the God's honest truth why you don't got it. If you don't got it, stop it Just stop. You need to be on my side, wholesaling.
Speaker 2You're not ready, and I think that's where you are, because it sounds like if you're desperate enough that you're wanting to ruin someone's livelihood by calling their job, maybe you need to either figure out another way to make money or maybe wholesaling is not for you Because wholesaling is not a reliable source of income. Right, you can go three months, four months five months without a deal, and it sounds like you're on your last. So, maybe it's not the right fit.
Speaker 1Yeah, it's such a small pool of buyers who play games and come to you at the end, you know like it's a very small pool. I mean, they're out there. You deal more with that. On the retail side they play a lot of games like a lot Right, and so I think it's such a small pool that you just got to. You know, go. Okay, there must have been something wrong with the house. Why would you want to sell the house to somebody that they found a problem or wasn't there?
Speaker 3Yeah.
Speaker 1You don't want one deal to kill your reputation.
Speaker 2Absolutely not.
Speaker 1To me that's not it.
Speaker 2That's right.
Speaker 1You know so. So yeah, so I would just say, you know, I agree. I think we're on the same page here, right?
Speaker 2But that's really fucked up. Yeah, I think you took it too far, man, but you know, maybe reevaluate your business practices and your buyer pool as well and just maybe recalibrate.
Speaker 1So that's true. So, jimmy, let's say hypothetically, you have to go back to a buyer because this your seller. Sorry, this happens a lot, yeah, whether you're buying, wholesaling, whatever you know, maybe Joseph's issue, he doesn't know how to talk to the seller. That's right. Do you got like a one or two liner that you use when you have to go back to decrease the price?
Speaker 2Yeah, yeah, I think I think the basis of that conversation goes a little something like this hey, you know, I know we were trying to get you this, but the market has changed. You know, I just didn't get it right the first time. Right, you take the blame. You know this is on me, but I want to make this right for you. Like, what do you need to make this happen? You know what number feels better to you that still accomplishes the goal, right? So the conversation is really just predicated on look, I didn't get it right the first time.
Speaker 2Things are changed. They're not COVID prices. You know interest rates are up. You know you throw in all that information they need and then you can even talk to them about the repairs it needs, right? You're just hashing it out. You know what would this cost you if you were to. You know, hold on to this longer Would it cost you? You know you would pay 20 grand right to replace this roof, whatever the case is, and just work backwards on the numbers with them and just have a conversation, be very transparent. Like, I just can't get it done at that price.
Speaker 2But, what if I could come in at this number? Would this still make you whole? Is this something that we could work together and compromise? You know what I mean.
Speaker 1Sure, that's a really good one. Here's one that's real fun. You just say I'm sure you've seen the news lately, and then you're just gonna be quiet Because either they haven't and don't wanna say that I mean what grownup says they haven't seen the news. Or they have, and the news fucking tells you that everything is about to die, no matter what. And then you're gonna say listen, because of that. You know, here's a really good reason, right.
Speaker 1Just say that Right, because people understand that it's not about manipulating people. People understand that they don't understand how much wood costs or how much really it costs to fix crawl space. You know, they don't understand that. Oh, my costs are going to be really high.
Speaker 2Right.
Speaker 1You know they don't understand that. Oh, my costs are going to be really high, right, you know they don't understand it. And they probably got a bid by you know, crackhead, joseph, joseph, we using your name, sorry and we're told 30 K when really it's 100. Right, you don't know. So I don't know. It's a really tough conversation, but one that has to be had because, you know, right now it's a little slow for people. They're getting a little nervous.
Speaker 2And I will say to that end also you hit it on the head and I think that's a great approach, but the key in that was having a conversation with them in general. And I think a lot of times when we don't get it right and we don't get the numbers right, we're scared to have that conversation with the seller.
Speaker 2We're scared to bring it up to them. So if you wait until the day before closing, you're like hey look, can't move, this, got to get there. Can you give me 30k off? They're gonna be like kick rocks, right, yeah. But if you're having a conversation with them, it's like this is what we're trying to do, you know, and you're like you know, I'm going to try to get this done, but there's some things I need to hash out. You know I need to maybe reevaluate this. Stay tuned, but I want to. You know, I want to be transparent with you along the way. Right, you have that conversation with yourself. You're way more likely to get a price reduction when you need it, because you're going to need it.
Speaker 1Oh yeah, a thousand percent. So yeah, joseph, you know, I'm pretty sure people don't like you, you know.

So, um, you should definitely send that plant to megan, because she'll, she'll probably be like, oh yeah, this is what you should do to keep it alive that's great, just in case, even though it's an easy plant, you never know yes, well, right now it's just fresh out of the box, and so now I'm much grounded, I'm very grounded.
