I was thinking the other day and my wife actually gave me this idea there's some people that are out there in the real estate world that don't really have the best reputation, right, we should bring them on the show and talk to them, let them clear the air. What do you think about that?

Dirty Deal Dan
Speaker 1I think this is great, and this kind of goes into what we're going to talk about today. We have a pretty good one. This is called dirty deal.
Speaker 2Dan, okay, I'm just gonna jump right into the okay, guys all right. So I've got a real effed up confession and I'm panicking here. I was involved in a?

Speaker 2I'm trying to think of the kids, joe fucking kids are listening to us all right, I got a real fucked up question.
Speaker 2And I'm panicking here. I'm trying to save y'all with virgin ears out there. I was involved in a deal where I know about a buried oil tank leaking in fucking mold in the walls. This is terrible, but I covered it all up. I didn't disclose either of those things, thinking I could just get the sale done and move on. Now I'm terrified. I've put people's health and safety in serious danger. I knew that the tank was leaking and the mold was growing, but I didn't say a word. Everyone was buying houses without inspections at the time and I took advantage of it. Now I'm scared, shitless. I'm going to get sued or, worse, someone's going to get seriously hurt because of my negligence. What the hell do I do now? How do I come clean without ruining my life and how do I stop making things worse for the people I might have fucked over? I'm honestly at a loss here. No signature was given. Oh, oh, my gosh, all right. Well, oh, oh, my gosh, all right.

Speaker 1All right, so I keep having to clear my throat. I don't know if I've drank this too soon, but that's good news for you guys, because let's talk to no signature was given, which is why we called him Dirty Deal, dan. I don't even really know where to begin. I don't even really know where to begin, I think, because I think it's really fucked up to hide mold in a leaking oil tank.
Speaker 1Now I get it Now. Let me just stop there, because some of you probably, like already have started went in defense mode. I'm not talking about you selling a house as is. I'm not talking about oil tank in the ground that you knew was there. That's up to in Virginia, by the way. It's up to everyone to discover those things. I think what's fucked up is you hit it.
Speaker 1Yeah yeah, you know it was leaking and you hit it, or you knew there was mold. And imagine a little baby and family moving in the house and someone has like severe asthma.
Speaker 2Right.
Speaker 1Um, this one's, I'm not going to tell you. It's tough to do the right thing, and I'm glad you're being haunted by it.
Speaker 2Yeah.
Speaker 1But what do you do, right has? This ever happened to you or someone you know. Like have you said oh my God, I just feel so guilty. Let me go tell them. So they sue me today.
Speaker 2Right, yeah, that's where I'm at with it. It's like you know. Obviously he's having, you know, remorse about it, right, and that's good. It shows that you thought about it. But it seems like you did the deal and you thought about it after the fact, right, and you're worried now that you're going to get in trouble and you know these are things that are very dangerous right to somebody. So you've identified that. So, knowing that these things were possible, and you did it anyway and you said you hit it right without everybody was buying, without inspections, you thought you could get away with it. Dirty deal, dan. And I think that's the most disappointing in this. And, like I said, everybody's been in a situation where maybe they had second thoughts about something they did after the fact. But I would say in your situation, there is a chance that someone could get seriously hurt because of your negligence. So I guess the question is now what does he do?
Speaker 1I don't know. Well, he should tell someone, right, because it's kind of messed up.

I don't think, dirty Deal, dan, for you to do the right thing, and obviously you want to come clean. I don't think it's going to ruin your life, especially if you get in front of it now and say, hey look, I discovered something. I didn't know about it. Whatever the case is, you know, even if you do a little white lie, but it for the greater good, to protect these people that could potentially have no idea about this, you know about it, they have no clue.
Speaker 2So come clean, do the right thing. Even you can even say I can help you, or put some money towards getting it done, or whatever the case is, or credit whatever it is you got to do. I think that would at least partially absolve you. I mean, nobody has to really know I'm not going to tell you to lie, necessarily, but nobody has to know how you came to discover right, like you said, joan, like, but the fact that you have that information.
Speaker 1Now it's time to use that power to do the greater, to do the better thing, do the right thing, so To do the better, thing, do the right thing, so that's where.
Speaker 1I'm at. You know, unfortunately, seven out of ten investors go out of their way not to do the right thing. Oh for sure. Like they, unfortunately and if this is you, I'm not sorry if this hits home they go out of their way to say I'm not cleaning that mold. We get a lot of mold in Virginia. Right, I mean, we just do. I'm not doing this, I'm not doing that. Screw their electrical and say their flippers right Just because it looks pretty and it's white and gray.
Speaker 2Yeah.
Speaker 1And a lot of that was happening in COVID. Everybody was a flipper, everybody had a little extra money, everything was easy, everything was selling quick and for a lot and then you go get when they did do an inspection after they closed laundry list right 70-page reports. And Virginia y'all is a buyer beware state, oh yeah, which means the seller really doesn't have to disclose anything. Now, they should never hide it. That's a different story. Remember, we're not attorneys for anyone over here shaking their head like I'm wrong message um, but you don't.
Speaker 1There's only a couple things you have to disclose, right, meth lab, lead-based paint.
Speaker 2You know it's all in those disclosures. Guys, Right Read your contracts.
Speaker 1Exactly, and so a lot of people were doing shitty business and I think some of it's came back on. Some folks Agreed and some people are just so happy with that interest rate and payment they don't even want to know what they don't want to know, like I'll find out in two years, yeah you know, and so I mean you should make sure that they're good, right it. But you are gonna hurt your reputation, for sure. But it's going to hurt you way more than if you don't, I think.
Speaker 2If they find out after the fact and then you know it's going to be a lot harder to explain that you know a year or six months a year down the line than it is if you know, you just closed on and say, hey, I went back in the house because I was clearing some things out or whatever. I found out there was some mold and I think it's really important that you guys take advantage of getting this fixed and let me know how I can help, because I feel like I'm responsible.

Speaker 2Right To even do it in the first place. We know, because we're going to probably see this house resurface and we're going to know it was you, but we won't, you know but it is good You're coming, because mold and leaking oil tanks are bad for the environment first of all.
Speaker 1Right, and molds can like. If you're covering that up, it just gets worse.

Speaker 1So I guess my advice would be do the right thing, and I think you know that, because you email this and you just want to hear someone tell you that.

Speaker 1This probably is. You're trying to get it off your conscious and not do it for real. You're trying to get it out of your mind. If I had to be honest, that's what it sounds like. I don't know that Dan will ever do it. I think he's a fool. He probably won't.
Speaker 2I think this is his form of just you know, absolving himself via messaging or contacting us. And if it just lives in your head and it never comes to fruition, then you're just still Dirty Deal, Dan.

Speaker 2Your buyers are not going to like you either, no matter what they're going to find out one way or another. And you know, I think, like Joan mentioned, just do the right thing, I think, and I think that's the only course of action in my opinion.
Speaker 1Right, right, absolutely so, in my opinion. Right, right, absolutely so. I mean, that's really all I got for Dan. Right, like you, do the right thing, I think in general, if you're a flipper yourself, you should be, you know, inspecting your contractor's works, making sure that you're handing over something good. You should always have a contingency, so when things like oil tanks that are leaking that you didn't know about pop up, you can take care of it and newsflash for everybody. People are back to doing inspections and wanting everything.
Speaker 2Oh yeah.
Speaker 1So you might as well just get it done and do it right.
Speaker 2And we talked about this before because a wise woman by the name of Joan Small once told me to get an inspection when you buy. Get an inspection after you flip, because you're going to get a home inspection with the buyers too. So if you have one to two home inspections under your belt by the time you buy, really there's no excuse why you shouldn't have any blind spots when you go on the market.
Speaker 2So you flippers out there make sure you get a home inspection on these properties. That way you don't have those blind spots and that way the onus is on somebody else right to tell you that hey, here's your bill of health. It's up to you whether or not you get this stuff fixed or not, but if you know about it and you just cover it up, then you're on your own at that point. So, yeah, I think that's that's sage advice.
Speaker 1If I had to say so myself yeah, and I bet you Dan got to these issues but already blew his budget, so we decided to cover him up, oh, for sure get that home inspection. You've already done that and then you do your cause. Like whoa, I ran out of money.
Speaker 2Then don't do courts right do granite yeah, you start cutting the stuff that's more cosmetic.
Speaker 1You cut the cosmetic stuff yeah, because that's what hurts you, that's what hurts other people too. So you know, dan, do what's right. I don't think so, uh, dan. So you better hope I don't see something on a forum. I'll be like dirty deal.

The worst thing you can do is start covering up things that hurt people and maybe you sell it and maybe they never know it, but it will come back on you tenfold. You know Absolutely.
